There are 5 “Saddlebunch Keys in all.
They are numerically called “Saddlebunch Key 1, Saddlebunch Key 2, Saddlebunch Key 3, Saddlebunch 4, and Saddlebunch 5”.
Saddlebunch Key 1 is the most built up. It is somewhat broken up into two sections. One section is Bay Drive and Boulder Drive. These two streets, for the most part, have very high-end waterfront homes on much larger lots. Even the smaller houses on these streets will start around $600,000 with some of the larger ones selling upwards of $2,000,000. Waterfront living less than 15 minutes from Key West comes with a price tag.
Saddlebunch Key 1 also has a section that used to be all mobile homes. Most of the mobile homes have been replaced with houses. The lots are smaller, therefore the houses are smaller. About 40% of the homes here are waterfront and about 60% are dry lot lots. The dry lot mobile homes are selling anywhere from $200,000 to $250,000, the canal mobiles are selling around $300,000 to $325,000. I don’t believe there are any open water mobile homes left on Saddlebunch 1 but they were last selling about $400,000 to $500,000. All the open water lots on this island have great sunset vies. The dry lot houses here sell between $450 and $550,000. The canal houses about $575,000-$600,000. The downside of the canal homes on Saddlebunch 1 is the canals are very narrow and the draft is only 2’ at a high tide. The open water houses sell anywhere from $700,000 to a little over $1,000,000.
Another good feature of Saddlebunch Key 1 is they have a nice park with rides for the kids, a full tennis court, and a full basketball court. They also have my favorite, Baby’s Coffee.
Saddle Bunch Key 2 consists of two sections. Bluewater Key which is a very upscale mobile home community and Bluewater Drive which is a house. Bluewater Key is mostly corporate retreats and businessman bonuses. Very few of the RV lots are owned by private owners. Coca-Cola has one, Adidas has another. When the residents of Bluewater Drive heard the “Trailer Park” was being built they went into an uproar. They were expecting their property value to go way down. Little did they know that the RV lots were going to sell for more than their homes at the time and they would house multi-million dollar Class A Motorhomes and busses turned into a motorhome like the Country Musicians tour in and spend upwards of $3,000,000 for. The dry lots on Bluewater Key sell between $300,000 and $500,000 and the oceanfront lots will go anywhere from $600,000 to over $1,000,000. That is just for the lot.
Bluewater Drive is the other section of Saddlebunch Key 2. They are residential homes. On the left side of the street are canal houses. The right side is not waterfront but has direct open water views and sunset. The biggest attraction here is the close proximity to Key West. The canal homes have very poor boating. You can get a flats skiff in or a small johnboat but that’s about all. The water is very shallow. The canal houses will sell anywhere from $500,000 on the low end to $750,000 on the high end. The Open water sunset view houses will sell from $600,000 on the low end to $800,000 on the high end.
There isn’t really much to say about Saddlebunch 3, 4, or 5. They are all owned by the Navy. There are a few radar towers on them but that is about it and most likely that is all you will ever see there.
